New Construction Homes in Lawrence, KS
Why Build a New Home in Lawrence
Lawrence is one of the cities where Blue Sky Homes builds, a short drive west of our Johnson County projects on K-10. As a new home builder in Lawrence, KS, we focus on new construction only: a custom home on a lot you already own, or one of our proven floor plans adjusted to fit your family.
Lawrence is growing, and families are planning for it. A 2024 Wichita State University study projected that the Lawrence metro, which covers all of Douglas County, will be the fastest-growing metro or micropolitan area in Kansas over the next 50 years, adding roughly 56,000 residents by 2072. A lot of those families will want a home built around how they actually live, not an older house they have to work around.
If you’re thinking about building in Lawrence, start with a conversation. We’ll walk your lot with you, talk through which plan fits it, and lay out the whole process before anything gets started.

Build on Your Lot or Ours
Many Lawrence buyers already have land, whether it’s a lot in town or a few acres outside city limits. If you want to build a house on your lot in Lawrence, we start with the lot itself: where the house should sit, how water drains, where the driveway goes, and which plan makes the most of the view. If you’re still looking for land, we’ll talk through what you want and help you plan around it.
Our plan catalog is built in series. The Nest Series includes the Dove, a 3-bedroom, 2-bath ranch of about 1,747 sq ft, along with the Clover. The Grove Series includes the Avalon, a 4-bedroom, 3.5-bath two-story of about 2,648 sq ft, along with the Robin. Every plan can be adjusted for your lot, and if you’d rather start from scratch, we’re a custom home builder in Lawrence too.
On every build, we hire skilled trade partners for each phase of your home and coordinate all of them for you, so you have one team to call.
Site Planning
We place your home on the lot for the best drainage, access, and use of the land before any dirt moves.

Lawrence New Home FAQs
Can you build on a lot I already own in Lawrence?
Yes. Building on your own lot is a big part of what we do. We’ll look at the lot with you, confirm it works for the plan you like, and handle the build from site prep to final walkthrough.
Do you build outside Lawrence city limits?
Yes. We build on lots in town and on acreage in the surrounding area. Lots outside city limits go through Douglas County for permits instead of the City of Lawrence, and we’ll walk you through what that means for your build.
